📝 The Project

Certus Commercial was instructed to assess a retail property on South Road, Haywards Heath, where the landlord had recently subdivided the original premises into two independent retail units.

Before the assessments could begin, it was necessary to establish whether the property required one Commercial EPC or two. Following inspection, it was confirmed that each unit operated under its own lease, had independent heating systems and no physical connection between the premises. As a result, two separate Commercial EPC assessments were required.

The smaller unit operated as Barbers, while the adjoining retail unit was being refurbished as a jewellery shop. Both properties were surveyed individually before being modelled separately using SBEM software.

✅ Project Outcome:

Both retail units successfully achieved an EPC Rating of C, providing compliant Commercial EPC certificates for each individual property.

A key part of the project was determining that the original premises had been legally separated into two independent commercial units. Separate leases, independent heating systems and no physical connection between the shops meant that each property required its own Commercial EPC certificate.

The Barbers unit performed particularly well from an energy efficiency perspective. However, the inclusion of an unheated converted garage at the rear, used as staff toilet facilities, increased the overall floor area and slightly reduced the final EPC rating. Despite this, the property comfortably achieved a compliant C Rating.

Following completion of the assessments, both certificates were lodged on the Government's Commercial EPC Register, enabling the landlord to proceed with confidence.
