📝 The Project
Certus Commercial was instructed to carry out a Level 4 Commercial EPC assessment for a three-storey Lloyds Bank branch in Bracknell, comprising approximately 677 m² of occupied commercial space.
As the bank remained fully operational throughout the survey, the assessment was carried out with minimal disruption to staff and customers. Access to secure areas was coordinated with the client, with identification presented where required, allowing the survey to be completed safely and professionally.
The building presented several technical challenges, including multiple heating and cooling systems serving different areas, a varied lighting installation incorporating LED, T8 and T5 fittings, and a partially below-ground basement which required careful zoning within the SBEM model. Detailed measurements and system identification were undertaken on site before the building was modelled and assessed.

Following the site survey, the building was accurately modelled using SBEM software, ensuring each floor and zone reflected the property's construction, building services and lighting systems.
Despite the complexity of the assessment, the Commercial EPC was completed efficiently and lodged on the Government's Commercial EPC Register, providing the client with a fully compliant Energy Performance Certificate. The project demonstrated Certus Commercial's ability to undertake detailed EPC assessments for large, occupied commercial buildings while working professionally around day-to-day business operations.
