📝 The Project
We were instructed to carry out a Commercial EPC assessment for a prominent retail premises on Commercial Road in Portsmouth.
Covering approximately 603 m², the building extended over four floors and required careful zoning to accurately represent the different uses throughout the property. The assessment was required as part of a commercial lease renewal.
The ground floor comprised the main retail sales area, while the upper floors contained management offices, staff facilities, storerooms and ancillary accommodation.

Although the building services were relatively straightforward, the size of the property meant the survey required careful planning and detailed modelling. Nineteen separate thermal zones were created to reflect the different uses throughout the building.
The retail sales floor was served by two Toshiba air source heat pump systems of differing capacities, providing heating and cooling to separate areas of the shop. Offices and staff accommodation were heated using electric panel heaters, while upper storage areas remained unheated where appropriate. Hot water requirements were minimal and provided by a standalone water heater serving the staff kitchenette.
By accurately modelling the various heating strategies and occupancy patterns across four floors, the assessment was completed efficiently and the Commercial EPC was produced promptly, supporting the client's lease renewal while demonstrating Certus Commercial's capability to undertake larger, more complex retail assessments.
