📝 The Project

Accurately modeling an independent office suite situated within Concorde House, a major multi-wing commercial complex serving London Gatwick Airport. In standard SBEM software, sub-demise assessments in larger commercial buildings require precise boundary mapping to separate conditioned spaces, party elements, and external envelope interfaces without incurring unnecessary thermal penalties.

Our Approach & Solution

Certus Commercial conducted a comprehensive site audit and tailored thermal modeling strategy:

  • Complex Boundary & Envelope Modeling: Evaluated the 1980s curtain-wall structure, ensuring party wall boundaries and floor assemblies were correctly linked to standard NDEPC library records.

  • HVAC Performance Integration: Modeled high-efficiency Mitsubishi inverter heat pumps, accurately capturing seasonal heating and cooling efficiencies (SCOP/SEER) to optimize thermal output calculations.

  • Ventilation & Air Permeability Tuning: Applied NDEPC Convention 6.08 specific fan powers (SFP) for mechanical supply and extract systems, while aligning infiltration rates to the pre-1995 building age band.
